CO.MA.architecture can add value through the design of space, lighting and the combination of materials to further improve the quality of private or commercial lives interaction. This does not mean a large project or budget, but sometimes the smallest ideas have the largest impact. We also offer our clients to manage the construction process and relationships between contractors that, in turn, make a project an enjoyable and stress-free undertaking.
 
  Survey & Existing Drawings
 
We can undertake surveys of existing property (plans, sections, elevations) to suit any project requirements. These drawings can be used for title deeds, planning applications or be part of a full start-to-finish construction project. Where required, we can engage specialist firms where more detailed information is needed, whether with topographical, drainage or historical surveys.

  Feasibility & Brief
 
We help clients formulate a project brief and programme by determining through feasibility options studies the most practical and cost-effective scope of work to undertake. We can also advise, where necessary, the other consultants that are needed for any project.

  Concept Design
 
Once a brief has been put together with the client, we then undertake a concept study that meets the project requirements. This phase would include sketches, drawings, and 3D views to help give a clear idea of a project.

  Planning Applications
 
With an experience with many London Councils, we are able to take on any level of a planning application, be it for a small extension or comprehensive works to a Listed property. We provide full service, including producing and submitting drawings, reports, and managing any ongoing condition sign-off.

  Detailed Design
 
We offer a full technical design service producing tender and construction drawings for our clients. These drawings can also be used where necessary for any Party Wall or Freehold Agreements. At this stage, we can also offer a bespoke furniture & kitchen design service to ensure that every detail of your project is thought of from start to finish.

  Tendering to Contractors
 
We can put a project out to tender. We have some trusted contractors we invite and can work with client-sourced contractors as well. We can compile a detailed and legally responsible Building Contract to give clients peace of mind moving forward into the Construction phase.

  Contract Administration
 
We can take on a full Contract Admin role during construction, managing the implementation of the Building Contract through regular site inspections and meetings with contractors and consultants. This takes the stress of a construction project away from the client, who does not need to deal with any contract matters with their builder and can instead focus on the enjoyable aspects of design and fitting out.

  Supplier & Material Sourcing
 
We have built up a wealth of contacts with various suppliers and sub-contractors, and we can help clients source the most appropriate materials, products and fittings for their projects. This could be from a tile luxury floor, green roof, living wall, or a wonderful and comfortable sofa.
